Steps To Sell With A Real Estate Agent

  1. Hire an agent that knows the area. This is extremely important because you do not want to work with an agent that does not know what is going on in the city you want to move to. You also want to make sure the agent you work with is insured and bonded in case a legal issue arises later in the process. You want an agent that knows how to negotiate and write a legal contract correctly. Make sure you interview your agent before you hire them. Your agent can help you find a new home prior to listing your current home. Do not assume you will be able to find a house after you sell your home. 
  3. Get a pre-sale home inspection. This is not always necessary however it can help you determine what a buyer might ask for when they hire their own inspector. You can also offer your home inspection to the buyers agent. This can speed up the inspection process or even get you higher offers during the bidding process. 
  4. It is a sellers market, do not do unnecessary upgrades. 2022 is one of the hottest times to list your property. Homes in Charleston are selling in less than 2 days. We would not suggest investing a lot of money into upgrades unless your ROI is significant. Ask your agent what upgrades would be valuable to do vs what would not be. 
  5. Declutter / Stage / Clean your home. These are all very important steps. Listen to your real estate agent about what should be moved to storage or the garage. Take items off of counter-tops and clean your closets and pantry. Make sure your house is clean and smells good. If your house smells like smoke or animals, buy a deodorizer or air neutralizer. Painting is also a good suggestion to make your house look its best. We suggest power washing the outside of your house and repairing paint or siding if possible. Make sure your landscaping is manicured

1. Home inspection. This is a crucial step in the home buying process. The findings that come from the inspection can help you negotiate price and repairs. Generally, you can expect to pay between $300 to $500 depending on the home and the location.

2. Title services. Title services encompass the transfer of the title from the seller and a thorough search of the property’s records to ensure to no one will pop up with a claim to the property. Additionally, you may need to buy title insurance which will protect the lender or your investment in the home.

3. Appraisal fee. Before getting a loan, you will likely be required to get an appraisal of the home to determine its estimated value. This will be conducted by a third-party company and the cost can land anywhere between $300 and $1,000, depending on the size of the home.

4. HOA fees. Many communities have a homeowners’ association that enforces monthly fees. This money is used for general maintenance and updates to areas like pools, parks, and more. Typical HOA fees are around $200 per month.

5. Taxes. The taxes each buyer pays at the closing table differ, but it is not uncommon for it to be up to two months’ worth of county and city property taxes. Additionally, there may be taxes for the transfer of the home title.
